For the Month of October, 2018:
There were 879 Active Residential Listings compared to 984 in October of 2017.
266 Homes went to Closing compared to 301 in October of 2017.
The Average Days on the Market was 60 compared to 86 days in October of 2017.
The Average Selling Price was $262,254 compared to $275,110 in October of 2017.
The Median Selling Price was $240,000 compared to $245,000 in October of 2017.
The Selling Price to Original Listing Price Ratio was 96.8% compared to 96% in October of 2017.
Even though Harford County has seen a decrease in both Average Selling Price and Median Selling Price, homes are still going under contract fairly quickly. A strong indicator that Harford County’s Seller’s Market remains solidly in place is a statistic known as Months of Inventory. The calculation is made by dividing the number of Active Listings by the average number of Home Sales over a given period – 12 months. For October, 2018, Harford County’s Months of Inventory was 2.77 meaning every listing in the county would sell in well under 3 months – given the current pace of home sales. It’s a solid indicator of a Seller’s Market.
